Our services include:
Boundary Survey:
A boundary survey establishes the property lines and shows all improvements (i.e. structures, fences, decks, etc.) and ties it to the recorded legal description. *Note - any underground utilities that need to be on the survey will need to be flagged prior to the field crew performing the survey.
Topographic Survey (Topo):
A topo is a series of elevation shots done in a 25-foot grid to show the "lay of the land" in its existing condition. A topo cannot be performed without a boundary survey. A boundary survey from another company cannot be used.
Elevation Certificate:
An "EC" is "typically" used for flood insurance but, it is also a requirement during construction if a portion of the property is located in a flood zone to either show that the structure will not be built in the flood zone, or that it will be built to meet the requirement of that municipality. YES, we are FEMA certified!
Plot Plan:
A Plot Plan is needed to show the location of a proposed structure. Each municipality has its own requirements (due to the number of municipalities we service, we do not know all the requirements, you will need to obtain this info from that County/City). This also requires a set of house plans from an engineer or architect and the precise where the structure will be located on the property.
Stakeout:
A stakeout is based on the plot plan. The plot plan must be approved by the client prior to performing the stakeout. A stakeout CANNOT be completed without a plot plan. A plot plan or site plan from another company cannot be used, nor can a plot plan or stakeout be completed without a boundary survey performed by DLS. This is the only way we can ensure the accurate location of the structure within the boundary.
Formboard/Foundation/Final:
These are all performed during construction and they can be ordered at any time. A prior DLS survey is not required to complete these services. Please notate when ordering which one of these services you are requesting since we need to notate this on the survey. A topo is not included with a formboard or foundation survey. If you need a topo included, please specify when ordering and that there is an additional charge. With a final survey, due to increased number of municipalities requiring a topo, it will be included with the final.
FDEP Survey:
An FDEP Survey can be done in several different ways. The FDEP allows for a "partial FDEP" to be done in circumstances such as a condominium that needs to replace or repair a seawall. A full FDEP survey is a very detailed survey that requires the specific requirements for the type of survey being completed. You will need to obtain these requirements from the FDEP or the municipality.
Tree Location:
A tree survey requires a boundary survey performed by DLS and locates trees that are 6" in diameter and above at chest level. You will need to verify with the municipality to see if a tree location is required.
Wetland Delineation:
A wetland delineation requires a boundary survey performed by DLS. A wetland report that has been completed by a licensed environmentalist is also required. This wetland report is required for DLS to provide a quote. Note, this is different than an "Orange County Wetland Agreement". We will need a copy of this agreement as well as the wetland report to ensure you are receiving what you need.
ALTA Survey:
An ALTA Survey is a very detailed survey mostly used during the closing of a commercial property. A title commitment, Schedule BII items and the Table A requirements are required for this to be quoted and completed. Please note that although this is "similar" to a boundary survey, an ALTA is far more detailed, and the required items can affect the cost and timeline of the survey.
Special Purpose Survey:
A "Special Purpose Survey" - is a survey that is generally used for very large properties (apartment complexes, strip malls, etc) that do not need a full survey but rather to show a specific area.
